Is there a way to document Internet traffic and monitor who downloads what, in case you ever have to prove your innocence? Lifehacker poses this question with some interesting answers.

You could be held liable for the remainder of the lease term. You could also lose your security deposit. Contact a lawyer for legal advice in your specific situation. Ideally you should discuss with your landlord and try to negotiate terms both of you can live with. Whatever you agree to, make sure it is in writing.
